BK Gulf FM conducts PAT/FAT testing on a regular and scheduled basis, when was the last time you had your Portable appliances checked for safety reasons?      

BK Gulf FM has their own Fire Systems & Maintenance division
(BCL Fire) – who are fully licensed by Civil Defense to carry out related maintenance works.

 

 

     

 

  • Inspect Control Unit condition and clean.
  • Check indications and change bulbs as necessary.
  • Simulate fire, fault conditions & check operation.
  • Check charger output, adjust as necessary.
  • Check battery condition and clean.
  • Inspect System components and cabling, joints and terminations (where visible).
  • Test all detectors on each zone and check for correct operation.
  • If site conditions permit, check sounder circuit output and general audibility. Check audibility of one sounder in rotation.
  • Remove all detectors and clean. Recalibrate where applicable. Replace and test.
  • Check all break glasses. Replace if necessary. Check operation.

HOSEREELS

  • Visual inspection of system all joints and fittings (where accessible) for leakage. Check corrosion levels and paintwork.
  • If site conditions permit, exercise isolating valve and auto valve (if fitted) and flush out Hose. Drain and rewind. Check for unit leakage. All Hose Units to be serviced each visit.
  • Check Hose guides and rollers.
  • Clean and check hosereel cabinets. Lubricate the hinges.
  • Inspect the swing mechanism of each hosereel unit and lubricate where necessary. Run out hose, check for damage or deterioration. Check nozzle mechanism.

FIRE PUMP

  • Visual inspection of Pump Room pipe work, joints and fittings for leakage. Check corrosion levels and paintwork
  • Exercise Electric Pump, check start sequence, check Star/Delta functions.
  • Exercise Diesel Pump, check start sequence, oil pressure and temperature (where fitted), engine speed (where fitted), shutdown mechanism. Check batter(s) and charger. Check fuel level.
  • Annually change oil and filters, controller fuses, check pump alignment and coupling condition.
  • Check pump motor set, mountings, bearings and leakage.
  • Check pressure switch operation, settings, flow switches, pump run timers, system standing pressure and fall-back.
  • Check and exercise all valves.
  • Check condition of tank, water levels and level switches (if fitted).
  • Lubricate moving parts as necessary.
  • Check weight.
  • Inspect Pressure Gauge (if fitted.)

DRY RISER / WET RISER

  • Check and exercise landing Valves (where possible).
  • Check Breaching Inlet and Drain Valve.
  • Inspect condition of Hoses (if fitted).
  • Lubricate moving parts.
  • Annually pressure test the pipes.

FOAM SYSTEM

  • Clean and check condition of valves.
  • Check operation of valves.
  • Check pump operations.
  • Check Linear Heat Sensor operation.
  • Check condition of nozzles, pipe work & supports, repair or replace where necessary.
  • Check Sounder / Flash lamps.
  • Check control panel operation.
  • Check Battery condition.
  • If site conditions allow check the flow with water only.
  • After flow test drain out and clean all Nozzle pipelines.
  • Foam circulation.
  • Sampling and testing of foam.
  • Top up of foam – (free supply from client.)

CARBON DIOXIDE SYSTEM

  • Clean and check all Heat Detectors.
  • Clean and check Sirens.
  • Clean, check Lamp and Manual Release units.
  • Check Cylinder Valves / Selection Valves.
  • Check Alarm panel. Release Control Panel Operations.
  • Check Shutter Door release mechanism.
  • Check all power Supply units and batteries.
  • Check Repeat Signal to main Fire Alarm Control Panel.

EMERGENCY LIGHTS

  • Clean and check for the proper functioning of each emergency light (and programme if necessary).
  • Check the battery(s) and battery chargers.
  • Replace bulbs / tubes if found defective.

FIRE DOORS

  • Check for proper functioning of fire doors.
  • Lubricate hinges of fire doors.

Monthly Inspection

  • Check fire alarm panel condition and test few signals.
  • Check battery condition and charging levels.
  • Visually inspect complete system, confirm all in normal condition.
  • Check fire pump condition and test.
  • Check fuel and oil levels in diesel engine.
  • Check all fire extinguishers.
